How to Find Us - Directions to Calancombe Estate

If you have Satnav - our postcode PL21 0TU takes you to the Estate next door, 400m away to the West.  Assuming that you will come along the A38 from Exeter,  follow this road until you have passed the A 385 turning to Totnes, past the turnoff to South Brent, shortly thereafter, you will pass a Shell garage on the right and after this you'll see a sign to Ivybridge, with a railway station/British Rail/Park & Ride logo.  Turn off here and take a left at the T junction at the top of the slip road, onto the A3121.  After about a mile, you reach a crossroads where you have to give way.  Go straight across towards Loddiswell on the B3196.  You take a right turn at Marridge Cross, after about 1.5 miles, just after a triangular sign warning of horses on the left side of the road.  Go along this narrow lane for just over a mile - about 400 yards before the Satnav's final destination (the farm next door) you turn right into Calancombe Estate.

From Modbury, take the Brownston Road turn in the High Street, opposite the Post Office.  Head up the hill out of town, past Dark Lane on the left side – continue about ½ mile, and take the 3rd left turn (the one after the sign to Shilstone) – follow this narrow lane and you will reach a T junction – bear left and continue.  You will pass Spriddlescombe Manor (the postcode destination) carry on for another 400m and we are down the next turn on the left – Signed Calancombe Estate and Coombe Farm.
